Forget the dingy fibro building plonked, unloved, in the back corner of your yard. Granny flats are fab and deserve to be celebrated.
Whether you’re looking to cater for your capital growth, expand your cashflow or continuing your Property investment journey, these type of granny flats are the perfect way to make some room.
Adding a “granny” is a great idea because it won’t break the bank and will, in fact, add value to your property. Smart thinking.
Simply select a Studio, 1 bedroom, 2 bedroom or 3-4 bedroom (if you have the space) and make the style choice that floats your boat. There are companies will take care of the rest.
Your home’s outdoor areas are just as important to your curb appeal as the interior.
If you’re trying to sell in the summer months, you’ll want to make sure your home’s exterior is looking its best—and you don’t want to wait until the holidays are over.
Some of the most effective ways to improve your home’s appearance include:
– Oiling the deck
– Repainting railings
– Deep-cleaning or replacing outdoor furniture
– Even doing some necessary repaving
All of these projects are holiday-friendly DIY activities that can have a transformative effect on your home. And with a high-pressure hose, they’re super simple and easy!
Let’s face it: our homes can get pretty gloomy specially in winter in some part of Australia.
We spend so much time in them, we want them to be comfortable and welcoming—not dark and dreary.
Here are four ways to make your home feel brighter, lighter and more spacious:
– Enhance natural light by pruning trees that block sunlight, painting a bright shade on walls and strategically placing mirrors to reflect more light into rooms.
– Replace any dull or dated light shades and fixtures, and make sure you’re using relatively bright and warm bulbs throughout the house. Adding some floor-standing lamps can also deliver some extra warmth.
Replacing old carpet or sanding and polishing floorboards can be a big job. It’s a good idea to get in touch with a professional if you’re not sure what you need to do, but there are also DIY options available. Installing new laminate in the kitchen is a smart choice if done right. It’s durable, easy to maintain and cost-effective.
When it comes to updating your home, think about what’s going to be necessary to really elevate the presentation of your home. If a holiday job will help revitalise a sad, old floor, then get stuck in!
It’s easy to forget how much of an impact a little bit of home makeover can have. With just a few simple tweaks, you can transform your kitchen into a space you’ll want to spend more time in.
Updating things like taps and drawer handles can be a simple and effective refresher. Replacing cabinet doors, installing an attractive splashback or adding a bit of extra storage will also go a long way to revitalising the room.
Replacing tired old appliances can boost attraction levels substantially. And if you’re feeling particularly motivated, installing a new benchtop can be surprisingly easy and affordable to do yourself.
PREPARATION IS KEY Remove any lose concrete with a scraper, wire brush or sandpaper then scrub the surface clean with a strong detergent and stiff bristle broom and hose off with clean water. This will stop your paint from lifting and ensure long lasting results. Don’t skip this step!
ROUGHT IT UP In order for your surface to really grip the paint, you need to make sure the surface is rough (it should feel like 180 grit sandpaper). If the surface is smooth, prep with White Knight Ultra Pave Concrete Etcher. If your surface is already fairly rough you can skip this step.
TIME TO PAINT Using a roller and tray, first start on the large areas. Using White Knight Ultra Pave Quick Dry, start by painting the far corner and then work backwards so you don’t paint yourself into a corner. If you didn’t use a concrete etcher, I recommend thinning the first coat of paint with 20% water to help with adhesion. Your concrete area will be touch-dry in 30 minutes and ready to be recoated in two hours.
Just about any agent will tell you that painting is one of the most important things any seller can do to boost buyer appeal in an instant. It’s also a task most of us can get through in the holidays without professional help.
If any part of the house, inside or out, is looking worse for wear or even just a little muted, pick up a brush and get stuck in. Don’t do anything too wild — it’s typically best to stick to light, neutral shades that will help accentuate natural light.
A small financial investment — and, yes, a decent amount of time and effort — can pay dividends when it’s time to list.
Let’s understand the role of a project manager
A project manager is a professional who specialises in planning, organising, and overseeing projects. In the context of home renovations, a project manager can help you:
– Develop a realistic budget
– Create a detailed project plan
– Hire and manage contractors|
– Schedule and coordinate work
– Monitor progress and quality
– Address unexpected issues and changes
By working with a project manager, you can ensure that your renovation project stays on track, on budget, and on time. You’ll have an expert to guide you through the process, anticipate potential problems, and handle any issues that arise.
